How long does the construction of a villa take?
From beginning to end 150 days are required from purchase confirmation. If building has already begun clearly less time is required.
When will all properties be completed?
There is no pre-established date as building follows demand for purchase.
However we expect completion of the entire complex in around the end of 2010.
Are properties built according to earthquake regulations?
All properties are constructed using the very best materials with close regard to all safety factors while observing the most rigorous anti-earthquake directives.
When will the main road leading to the complex be fully surfaced?
We expect completion of the road by next April 2009.
Are variations on design permitted?
Slight alterations in design are feasible but substantial variations are not possible.
Can building materials different to those of the original design be selected?
With sufficient notice flooring, finishes and decoration can be chosen according to personal preference.
Are tanks and generators in operation for water and electricity supply?
No. All properties at Castelmorgo are on council mains supply for both water and electricity.
Are cars and motorbikes allowed within the complex?
In order to guarantee quiet and tranquility cars and motorcycles are not permitted within the grounds of the complex.
Small electric-powered vehicles will be available for transport.
Are there parking facilities?
A parking area reserved for residents and their guests will be available close to the entrance gates.
What are the payment terms?
Standard payment requires 20% of the purchase price on signing of the preliminary contract with the outstanding amount to be paid upon signing of the notary contract.
Alternative payment plans may be arranged.
Are there condominium expenses?
In the Castelmorgo complex each residence is autonomous and fully independent.
The only condominium expenses are those relating to internal pathways and external fencing.
How much will the registration of the contract cost?
Taxes, notary fees and legal expenses amount to approximately 11% of the value of the property according to the tax office.
Are taxes payable on the house?
No. There are no taxes to be paid on this type of property.
Are there facilities for maintenance and/or caretaking of the properties especially during winter months?
On request our company will undertake maintenance of the property and commercial management of the same, if so required.
